Conservatively speaking, the potential return on investment in such a rapidly developing area is a minimum of 50% per annum in the first 2-3 years. Inevitably, the initial effect of the Free Trade/Export Processing Zone on the value of the properties will wear off after this period. However, the promise of a 3 Terminal International Airport in the area is likely to keep the rate of appreciation and the premium on rents quite attractive.
Of course, if trends in Nigeria are to be followed exactly, rents will pretty soon be in the $25,000 per annum range on the 3 bedroom flats alone. This will be driven by the large number of expatriates expected to staff the various projects at the LEPZ/LFTZ.
